our services is always a topic. We will try to explain since ours is
not a well known industry.
Our rates start from $45 and up. There are many factors that influence the cost of management. Such as the Size of the property which determine the amount of detail which has to be managed i.e.: 4 bedroom house with a pool, yard, sprinklers and 2 car garage V.S. a studio apartment. As you can see there is a lot more equipment, accessories and mechanics involved with a larger property. Visits potentially more frequent for various repairs. Since each repair involves two visits, (1) to assess the situation and contact a vendor to initiate repairs if determined to be required (2) to inspect the work performed and pay the vendor on site. Thus the larger properties consume more of our time and effort.
While evictions are not frequent in Boca Raton, there are always some late payers of the rent. Tracking down tenants and nudging them to pay their rent can consume many hours. We try to resolve these type of issues diplomatically at first then by visiting the property to post a "3 day notice to evict". This usually succeeds but again very time intensive. Statistically one out of three tenants fall into this category.
Last but not least, our company provides complete accounting on-line for our landlords convenience. Each month we need to spend time entering the various details into the system. But before an entry can be made, we need to monitor the payments received. Again a task which requires time.
We inherently need to host calls from tenants from simple questions to repair requests. Consuming time without notice, 7 days a week.
As you can see there really is a lot more time involved for proper care and professional service.
